As we celebrate Chicago Title's 170th anniversary this year, let's look back in time to see how title insurance has evolved since 1979! 
Covenants, Conditions, and Restrictions, commonly known as "CC&Rs" is a generic term for privately-created rules and regulations that frequently govern the use and improvement of real property.  They are a long-standing staple of the real estate market, appearing regularly as exceptions to title. When investors or businesses structure their asset sale and replacement purchases as 1031 tax-deferred exchanges, they are able to defer paying capital gains and recapture taxes.  The 1031 exchange is a powerful tool that encourages people and entities to reinvest their profits into newer, more productive property, stimulating business and economic growth.  Though the proposed Republican tax reform plan does not mention eliminating 1031 exchanges, US Representative Kevin Brady, Chair of the Ways and Means Committee, is on record for questioning whether 1031 exchanges are necessary since the proposed tax plan allows for immediate expensing.  Immediate expensing addresses some investments but it is not a substitute and does not replace the benefits of 1031 exchanges for many investors. Please join us in extending our best wishes to Bill Touhill, who is retiring from Chicago Title, Chicago NCS in June.  Bill has been one of our mainstays (if not THE mainstay) of our operation for nearly 57 years, and he will be greatly missed by his friends, colleagues, and customers.  Bill has worked for Chicago Title for his entire adult life, starting here in 1960 fresh out of school.  Throughout his career he has personified dedication, professionalism, positivity, and class.  We are forever in his debt for all he has contributed to the success of Chicago NCS and all the other divisions and departments he has worked for during his long and storied tenure.
